We appreciate you choosing us for your lodging while visiting our beautiful Smoky Mountains. If you are uncertain of what are your responsibilities for your stay we also have a 3-ring Info binder in each cabin that also list our house rules and help you familiarize yourself about our cabin.
If you have any questions about our policies please contact the owner direct for a quote and to make reservations. We do not participate in on-line bookings giving you the peace of mind knowing who you are booking from.
We have a 3 night minimum.
Under 30 days of arrival full payment is due. Over 30 days of arrival a 50% deposit is required to hold your reservations with balance due 30 days of arrival date. Failure to meet your payment agreement on time cancels your reservation and no refunds will be given.
Cancellation & Refund Policy: PLEASE READ~~~~~REGARDING YOUR RESERVATIONS
Should you need to cancel your reservations.. Because we are a small family business, we cannot handle cancellations. Cancellations must be made 60 days prior to arrival, guest will receive a refund if dates are re-booked for same dates and same monies and no monies lost to the owner minus a $200.00 cancellation fee . If you are concerned about a possible cancellation for any reason, we suggest you purchase traveler's insurance to protect your vacation dollars. Look for traveler's insurance that cancels for any reason. Traveler's insurance is available on the internet through a third party. When you make your deposit your dates are added to our calendar in your name, letting future guest know those dates are not available.
No refunds are offered for inclement weather, mechanical failure (ie hot tubs, heating and air and appliances) and power outages or early departure . In Winter months we highly recommend four wheel drive, snow tires or chains. We can't be responsible for getting you to and from the cabin during Winter months.
When you book with us the vacation rental owner you never pay additional booking or reservation fees. Instead you'll find honest business practices & great saving. We've been in the vacation rental business for over 19 years.

We ask that you treat our vacation home as you would expect us to treat your vacation home. Cabin will be cleaned and inspected on day of your arrival and again at check out, if any damage or theft upon checkout is reported you will be notified immediately and your credit card on file will be charged.
1. NO SMOKING INSIDE Outside o.k. Please use sand buckets to dispose butts.
2. NO HOUSE PARTIES or extra guest without permission of the owners
3. NO OUTDOOR FIRE PITS Grilling allow on open decks only.
4. NO PETS---this is a pet free vacation rental
5. If gaming systems are hooked up to TVs, return all wires and cables to proper place or you will be charged a $100.00 technician fee to reinstall.
6. Guest are responsible for their personal belongings. Items left behind will be dropped of at the UPS store for a charge of $20..00 Guest are responsible for all shipping charges.
Check-in time is 3 :00 pm check-out is by 10.00 am .
Please follow check-out procedure posted on refrigerator.
You will drive straight from your home to your cabin. Our cabins are equipped with a lock box containing the key to enter your cabin. A second key with key ring is hanging on the wall just as you enter your cabin.
Housekeeping changes the key box code after every guests.
You will need to call (865) 712-7633 around 2pm before arriving to your cabin on day of check-in for your new key box code. No early check-ins . Please do not drive to cabin before calling as your cell may not pick up in our mountains. Key box codes are not given out until housekeeping has called it in that cabin is ready for check in. Please make sure all keys are back in place at check out time. A $200.00 re-keying fee will be charged if keys are missing .
HOT TUB: The Hot Tub is cleaned and serviced after each check-out. Children are not allowed in the hot tub, no diaper's, lotions or bubbles baths. Always shower before entering hot tub to avoid contaminating the water. Please read and abide by all rules posted at the hot tub. Hot tub towels are not provided, we ask that you bring your own beach towels.
IMPORTANT NOTE: When removing cover lift off and place in a safe location on deck, do not shove behind Hot Tub it may get caught on a nail. Charge is $350 to replace, Do not sit on cover.
A starter supply of paper products and trash bags are supplied, you may need to bring extras along with you depending on length of stay. We also supply dish soap, dishwasher soap, dish towels and coffee filters. All linen's sheets and towels are furnished.
Please do not take house towels tubing or swimming, we ask you bring your own.
Please report any problems. damages or break downs immediately and we will take care of it as quickly as possible.
For safety and security our cabin parking areas only are under video surveillance. Camera is in place for your security and ours, it will also identify number of guest and if pets are brought to the cabin. We are not pet friendly... Should guest bring unauthorized pets it automatically cancels your reservation and loss of all money paid. Guest will need to check out.
